AAHOACON23 is almost upon us, and the AAHOA Elections are a big part of the events taking place in just a few days. This means that it is absolutely imperative to complete the credentialing process by THIS Friday, April 7, so you can vote in the 2023 AAHOA Elections.
 
What is the credentialing process?
  • This process verifies you are eligible to vote in the 2023 AAHOA Elections and confirms your identity to cast your ballot via the Voatz app, the official app of the 2023 AAHOA Elections.
  • When completing this process, ensure your mobile phone number matches the mobile phone number on record in MyAAHOA.com.
  • Important: If you do not complete the credentialing process by Friday, April 7, you will NOT be able to participate in the 2023 AAHOA Elections. For those who have previously used Voatz, please use the same account information and don’t try to create multiple Voatz accounts.
When is AAHOA Election Day?
  • Thursday, April 13, 2023, is AAHOA Election Day. Eligible voters who have completed the credentialing process between March 22 and April 7 will be able to cast their ballot between 12 noon* and 7 p.m. PDT via their smartphones using the Voatz App.
    *Pursuant to AAHOA Policy 12.06(e)(ii), polls will open immediately following the Secretary debate, and times published are approximate. Tune in to the debate LIVE on AAHOA's YouTube channel or attend in person at the Los Angeles Convention Center, and be prepared to cast your ballot immediately after the debate concludes.

AAHOA is proud to release the Point 12 webinar, the final installment in the 12 Points Education Webinar Series. Point 12 takes a deeper dive into the sale of the franchise system hotel brand(s). It states that if a Franchisor sells one or more of its various hotel brands to another entity, the Franchisor should promptly give notice of the sale to its existing Franchisees and pledge to work with them and the new Franchisor owner to ensure the transition is as smooth as possible.
 
In this webinar, AAHOA President & CEO Laura Lee Blake and Northwest Regional Director Taran Patel weigh in on the importance of Point 12.
 
“My family’s first new construction project was in 2004. About four to five months after opening, the brand was sold to another parent company,” Patel shared. “The parent company had other plans with the brand, which is no issue at all, they reserve the right to have other brands. They actually did a very good job of navigating the [sale]. They had open dialogues with the Franchisees, and we were able to transition out of the new brand to another option we felt was more suitable for the market that we're in.”

AAHOA President & CEO Laura Lee Blake had the honor to speak at the California Lodging Industry Legislative Action Summit on Tuesday, March 21, in Sacramento, CA.
 
“I was able to share national updates from AAHOA and data from our Oxford study, including specific numbers (like annual economic impacts and labor and job impacts) from the state of California,” Blake said.
 
CHLA's 2023 Legislative Action Summit was a unique legislative outreach and communication event produced by the California Hotel & Lodging Association.
 
CHLA and AAHOA Members from around California gathered in Sacramento for presentations on legislative and regulatory issues and visited with their local assembly members and senators to discuss key policy measures.
 
“Thank you to everyone who attended our Legislative Action Summit in Sacramento and to our presenters who spoke about critical legislative issues facing our industry and how hoteliers can influence legislative proposals,” CHLA said.
 
Blake also had the opportunity to connect with hoteliers from various brands, including Beran Samba, Division Vice President at Extended Stay America.
 
“Great CHLA Legislative Summit at the state Capitol,” Samba shared. “Nice meeting AAHOA President & CEO Laura Lee Blake.”

This week, the U.S. Supreme Court agreed to hear a case, Acheson Hotels LLC v. Deborah Laufer, challenging whether self-appointed enforcers of the Americans With Disabilities Act have the right to sue hotels over alleged violations without even visiting the property. Deborah Laufer is among many "testers" who have brought thousands of lawsuits purporting to enforce the ADA, in her case by suing a Maine hotel for allegedly failing to disclose on its website information about how accessible the hotel is to individuals with disabilities. Laufer, who lives in Florida, has admitted that she never intended to visit the Maine hotel she sued. ADA "tester" cases have more than tripled since 2013 and now amount to more than 10,000 filings annually.
 
While AAHOA Members support the intent of the Americans With Disabilities Act and the right of individuals with disabilities to use and enjoy our properties, we stand against nuisance lawsuits that enrich attorneys who use litigation or threats to extract settlement payments. As small businesses, our hotels can't afford to counter drive-by lawsuits by self-appointed enforcers -- instead, that money would be better spent on improving our properties to make them more accessible.

Members of the Asian American Hotel Owners Association (AAHOA), the largest hotel owners association in the world, applauded a vote by the Arkansas House Committee on City, County, and Local Affairs not to advance legislation that would have weakened oversight of short-term rentals in the state.
 
AAHOA Members in Arkansas had urged the defeat of Senate Bill 197, which would have handcuffed local governments from enacting reasonable regulations over short-term rentals. In a voice vote, the House Committee on City, County, and Local Affairs declined to advance the bill.
 
 
“Allowing short-term rentals to operate without proper oversight hinders the ability of local governments to protect their communities,” said AAHOA President & CEO Laura Lee Blake. “There is no dispute that property owners should have the right to legally rent their homes to earn extra income. But there needs to be safeguards in place to ensure safety standards and prevent artificial inflation of housing costs.”
After years of advocacy, SB 53 – the Hotel Safety Act became law last week. On behalf of hotel owners across the state, the North Carolina Restaurant and Lodging Association (NCRLA), alongside the Asian American Hotel Owners Association (AAHOA) led efforts to clarify when a hotel guest has rights under the landlord-tenant act.
 
“NCRLA worked directly with business owners, legislators, and Governor Cooper’s senior policy advisers to advocate for this bill,” said NCRLA President and CEO Lynn Minges. “This important legislation would not have passed without bipartisan support from our legislators who continue to advocate for the hospitality industry.”
 
The law now clearly states that occupants of accommodations provided by hotels, motels, or similar lodging, do not have tenancy rights until they have stayed more than 90 consecutive days. This clarification creates safer conditions for hoteliers, their staff, and their guests by more clearly defining when owners and managers can take action against the small proportion of medium-term occupants who pose a danger to others.

Today, we spotlight AAHOA Member Komal "Tina" Patel.
 
Tina and her husband moved to the West Coast from India in the late 80s. Now, over 28 years later, Tina owns and operates multiple hotels in Oregon.
 
What does it mean to you to be a woman hotelier?
“Being a women hotelier gives me a sense of pride that I have made accomplishments in a dominant male industry. I want to be able to help other women achieve success in their dream as well. Most male hoteliers are supported by their wives in these smaller properties. That is why I actively participate in women's hotelier panels and support groups to get more women involved in hotel business practices. Many of them are already in the hotel/motel business and just need encouragement to work together and provide a voice.”
What is the biggest challenge you face in our industry today as a woman?
“The biggest challenge I see in the industry today is representation. In the various organizations I participate in for the hospitality industry, one of my main goals has always been to provide a voice to the women behind the curtains. Those who are on the property every day handling the day-to-day interactions of the business and are too busy to come out and share their voice.”
What advice would you give the next generation of women hoteliers?
“I would say the best thing you can do while you're young is to learn from others in the industry and be engaged in the local community. Act like a sponge, absorb all the knowledge from others' experiences, and pay attention to where your business community is going. You will be able to make better-informed decisions to keep your business successful.”
 
Tina has served as the AAHOA Women Hoteliers Director at Large Western Division and Northwest Regional Director. She remains actively involved in serving the industry and advocating for women entrepreneurs through various AAHOA and industry events.

Truist Securities reports, “Overall U.S. RevPAR was +10.9% y/y for the week ending 4/1/2023, per STR, up from the prior week's result of +4.1%, but below the trailing 10-week average of +15.1 as the easy Omicron comp has faded. Versus 2019, RevPAR was +15.7%, up from the prior week’s result of +12.0%, and above the trailing 10- week average of +11.9%. Last week’s results were above the trailing 10-week average due to normalizing seasonality (March stronger travel than January/February) and a pull-forward of business travel (especially large groups/conventions) in advance of upcoming April holidays, starting with Passover which commenced this Wednesday evening. Upscale RevPAR: +14.7% y/y and +8.5% vs. 2019; Upper Midscale RevPAR: +10.9% y/y and +15.2% vs. 2019.”
