SunTrust Robinson Humphrey reports, “Upper Upscale (+3.3%) was the strongest chain scale for branded hotels; Midscale was the weakest at -0.9%. Upper Midscale (+0.3%) also underperformed the industry average. Upper Upscale was a bit stronger than the norm and we believe this was driven by a slightly stronger group week. (Some top-25 market RevPARs were relatively strong). However, the headline results indicate the continuation of the run-rate today - flat to slightly positive RevPAR with the weakest segments being the ones most impacted by supply growth (Upscale, Upper Midscale, and Midscale)." When visitors come to a small town, they often seek accommodations elsewhere. There may not be much real estate available to accommodate a hotel, but towns like Ridgefield, CT, are realizing the benefits of having hotels inside city limits. The question that comes next is what will match the town's style, a big-brand hotel or a boutique property?

While the hospitality market as a whole is seeing a downturn, it is predicted that medical and wellness tourism will see an increase in bookings. Hotel accommodations are crucial to those traveling for health and wellness. For example, if a patient is discharged from a hospital in a different region from home, they will need somewhere to go. This is where health and wellness can work in line with hospitality.

The hotel industry has had a decade of expansion and growth, but it's also cyclical. Due to the cyclical nature, the hotel industry should expect a downturn, beginning with a flat 2019 and declines in 2020 and 2021. Supply outpacing demand is a key factor in this, but another factor to consider is concentration of rooms. There are 105,000 rooms planned to open in 2019 and about half of them are in 17 of the U.S.'s major markets.
