Dear BOMA New York Members,
As we enter Q4 and plan for next year, I would like to take this opportunity to highlight the importance of BOMA New York and thank you for your participation. As our membership grows (2020 dues to remain the same), so does our influential voice and ability to effect change.
BOMA New York regularly advocates on behalf of the commercial real estate industry and actively collaborates with the Department of Buildings, Department of Green Buildings and Energy Efficiency, Department of Environmental Protection, Department of Sanitation and Department of Finance. Current topics include climate control, carbon emissions, energy conservation, water bills and waste management. BOMA New York has been effective on all fronts and I pledge to keep you informed as we make continued progress. If you want to be a part of the collaboration with the public sector, I encourage you to join one of our many committees.
BOMA New York was recently featured by BOMA International as the most active educational association within the United States. The Green & Wellness programs are a phenomenal resource for new designations and recertifications. Our BOMI curriculum is robust, with plans to further mature in 2020. Lastly, our signature Lunch N Learn monthly program has sold out all year – the most recent session called, “All About Energy” was presented by Eddie Einhaus, General Manager of Integrated Energy Services Corp and covered in NYREJ.
At the recent Annual Membership Event located at 230 Fifth Avenue Rooftop Bar, the members only experience was embraced by the most beautiful evening of the year, complemented by magnificent views, superb food and an open bar. I look forward to seeing you on October 31st at the BOMA New York Annual Leadership Breakfast, where we will be honored to have the new Commissioner of NYC Department of Buildings – Melanie La Rocca – as the Keynote Speaker. This event is a great opportunity for you to hear about what’s happening in the City today and what’s planned for the future.

We sat down with Nick G. Hayden, CFM, LEED GA – the National Director of Integrated Facility Management at Jones Lang LaSalle Americas Inc. to learn more about his involvement with BOMA New York.
At the Federal level, the Senate Energy Committee advanced a BOMA-Backed Efficiency Bill called the Energy Savings and Industrial Competitiveness Act (S. 2137). The bill would increase the role of the U.S. Department of Energy in the development of building codes. Important for BOMA members, S. 2137 also would mandate that all new code proposals include upfront costs to building owners and tenants showing a return on investment. As the only commercial real estate association actively involved in the code development process, BOMA International has been working with legislators on this bill for several years to achieve the right balance between gained efficiencies and the costs associated with implementing those measures. The bill could potentially move to the full Senate for a floor vote this year, but election politics may negatively affect its chances for enactment.
Here in New York City and after significant dialogue, it appears that Commercial Waste Franchising is rapidly coming to fruition. However, there is still some ambiguity about its final form. On the one hand, Councilman Reynoso, Chair of the City Council’s Committee on Sanitation and Solid Waste Management, has sponsored and heard a bill that would permit just one carter per waste zone. On the other hand, the Department of Sanitation has released a final Environmental Impact Statement that analyzes a plan to allow 3 to 5 carters per zone. One of these two versions is going to pass as early as this month and could take longer.
BOMA New York continues to advocate for the ideal outcome that would benefit the commercial real estate industry. We feel that some, yet limited, competition is better than none at all. BOMA New York is working with a wide range of allies to push the Council to adopt the DSNY approach.
When the actual legislation is passed, there will be a significant transition period prior to the new system taking effect. We will keep BOMA New York Members up to date on that process.
