CHAIRMAN'S MESSAGE
  

Dear BOMA New York Members,

It’s an honor to address my colleagues and fellow members.  The greatest decision I made for my career in commercial real estate was to join BOMA New York in March of 1989.  Today, it is my honor and privilege to serve as the new Chair of BOMA New York for the next couple of years.

I am committed to being an influential voice of reason and am dedicated to our mission of providing comprehensive education, networking opportunities, and advocacy for our trade – the three cornerstones that nurture, strengthen and lead the commercial real estate industry.

Along with my fellow Officers, board members and exceptional staff, we will develop a strategic plan to cultivate new members.  We will meet with prospective members, including owners, as well as product and service providers to help them understand the value proposition of BOMA New York.

BOMA New York is ready to partner with you.  From the Pinnacles to the annual golf events, and from the signature Monthly Forums to the innovative programs for Emerging Leaders and scholarship opportunities for all members – BOMA New York is the association to be a part of.

It is with a heavy heart that we inform you of the passing of Andy Diamond on January 1, 2022.

Andy was a dear friend of the real estate and insurance community and a dedicated member of Maxons/First OnSite for the past 15 years.  He served on the BOMA New York Preparedness Committee and was an active supporter of our Association!

He was an extremely loving father, amazing husband, doting grandfather and a hugely talented salesperson.

Andy always put others first, had a passion as a very skilled fisherman and was devoted to his loving family.

LEGISLATIVE UPDATE

As we wait for the new Council and Mayor to get fully up and running, we are working closely with allies and Con Edison on an issue that is of great importance to many BOMA New York members: How will the use of district steam impact Local Law 97 results?

Con Edison has recently stated on the record that they plan to decarbonize steam production by 2050, with ongoing incremental improvements between then and now. They are slated to release a long-range plan spelling out how they will do that in the first quarter of 2022. That plan will include a comment period, which will enable us and our allies to further shape the plan.

The issue at hand is how will steam usage for heating be translated into emissions in the future. As of now, it looks as though electricity conversion to greenhouse gas emissions will assume that the State and City will meet their goals of greening the grid. That would mean major emissions reductions down the road, even if buildings do little in terms of retrofits, as those goals are quite ambitious. As of yet, there is no similar approach to steam.

This leaves building owners and managers in buildings using district steam in a real bind. Fully electrifying large office buildings is, at best, massively expensive, both in terms of added infrastructure and lost rental space taken up by that infrastructure. Clean steam, and/or a guarantee that future emissions coefficients (used to convert to emissions) will reflect Con Edison’s ambitious goals, would largely solve this problem. Without that guarantee, owners would have to decide very soon if they should electrify or just prepare to pay the fines.

We are working very closely with our allies to raise these issues with both Con Edison and other regulators, and other interest groups, such as the environmental community, to work out a solution that will allow steam to stay in the mix moving forward.

It is worth noting that by far the largest user of district steam is the City of New York itself. So, they too should be vested in solving this problem. There is no scenario, to our knowledge, where they could electrify all those buildings. Consequently, their emissions will stay high if Con Edison misses its goals, and/or they will be left as one of a few steam users, and that would be something that we would all have to pay for.

KAITLIN KILIAN was recently promoted to Senior Associate, Property Operations at Paramount Group.

Kaitlin recently began her career in Property Management after a 4-year career in marketing and events in the Real Estate and Construction industry. She joined Paramount Group in August 2020 as Associate of Property Operations at 1301 Avenue of the Americas. Most recently, Kaitlin was promoted to Sr. Associate at 1633 Broadway where she works directly with the Property Manager. Kaitlin is a member of BOMA New York and is Co-Chair of the Emerging Leaders Committee.
