Does your roof system look like it’s nearing the end of its life? Funding for a new roof may not be in the capital budget, however, roof restoration is a great alternative for building owners to use their maintenance allowance to significantly extend the life of their roof by 10 to 30 years. When restoring the existing membrane, for example, a built up roof restoration can improve the warranty for 10 years, a metal coating by 12 years, and a fully reinforced liquid restoration by 20 to 30 years. When choosing these methods, not only does the costly insulating components remain in place, disruption to the building operation is dramatically reduced and there is a significant reduction in landfill waste.
Some roofs can go beyond repair and may no longer be restorable, this depends on the condition that requires regular assessment. Preventative maintenance, when combined with diagnostics such as annual thermal scans and regular visual inspections, are best practices that will increase the roof's longevity, that in turn provide foresight into the most effective solution prior to its inception.
