Propper Construction Services and TriStar Properties Build $49M Luxury Apartments
A long dormant track of land in the heart of West St. Louis County is awakening with the construction of a new $49 million luxury apartment with numerous amenities. The Residences at Sunset Ridge is a joint venture project by TriStar Properties and Propper Construction Services, an AGC of Missouri member. The 254-unit apartment is emerging on an 11-acre track northwest of I-270 and Manchester Road along Des Peres Road. It is the largest project being built within a $100 million mixed-use development that will also feature an assisted living facility,
office and a planned hotel.

Towerman notes that the apartments will be within a mile of more than 2.7 million square feet of office space, the nearby West County Shopping Center and within easy walking distance of the Wehrenberg Des Peres 14 Cinema.
The three- and four-story Residences have an urban-style design with entries placed close to a boulevard streetscape. Among its amenities are a grand two-story clubhouse, a resort-style infinity edge pool complete with two outdoor living areas, an outdoor kitchen, a spa, a large fitness center with personal trainers, a business center, wine storage, and covered parking.

The one-, two- and three-bedroom apartments are appointed with upscale kitchens, granite counter
tops and high-end appliances. Ground floor apartments feature large, fenced patio areas while upper floor units feature expansive balconies. In addition to serving as an equity partner together with TriStar in the project, Propper Construction is also serving as construction manager. Swansea, Ill.-based Holland Construction Services is the general contractor and Dallas, Tex.-based Humphreys & Partners Architects, L.P. is the architect.
The TriStar/Propper joint venture purchased the 11-acre track from Lockwood DPR. Lockwood DPR is working with Casemark LLC to develop additional complementary components on the 27-acre site to create a mixed-use enclave with assisted living,
office and a hotel.
