Mid-sized buildings are in the highest demand and while there is a large stock of mid-sized existing properties, industrial development is turning out to be more expensive than new construction. "The best candidates for redevelopment are Class B buildings with low coverage and excess land; class-C buildings, which are almost all functionally, obsolete and free of environmental issues; and contractors, piping and lumber yards," says Eric Chou, VP at JLL.

Net leasing trends in commercial real estate
The net lease sector is showing no signs of slowing down in 2018, especially when it comes to investor interest. The United States net lease investment volume, including office, industrial, and retail properties, totaled $57.8 billion in 2017, increasing 3.3 percent from 2016.
