With legislators trying to make permanent the 14-day notice we saw during the pandemic in the 2023 General Assembly session, we're taking a look at the dizzying and complex history of the 14-day notice requirement in Virginia. 

The pilot program, which began in late September, is hoping to help renters build credit and improve their credit score. Eligible multifamily owners can share rent payment data through a vendor network that supplies the info to the three major credit bureaus. The program is "positive-only," meaning only on-time rent payments are reported, and a missed payment automatically un-enrolls the renter.

West Edge Apartments, a 270-unit community completed in 2022, sold to Southwood Realty for $68.9 million. The 96% occupied community features a pool, clubhouse, fitness center and laundry facilities. 

Area general contractor, Harlan Construction, is planning a five-story mixed-use facility at 501 Orleans St. The ground floor will house the company's headquarters, while the floors above will be made up of 26 apartments. 

Plans show an O-shaped building with 263 apartments and a courtyard and pool in the center. Other amenities include a rooftop lounge, fitness center and coworking space. Commercial space will total roughly 7,000 square feet. 

Construction has begun on Montage at Marquis Apartments, a $77 million project slated to open in May 2024. The garden-style community will consist of four-story buildings with elevators, featuring one-, two- and three-bedroom apartments.
