The National Apartment Association (NAA) joined forces with the Mortgage Bankers Association (MBA), the National Association of Home Builders (NAHB), the National Association of REALTORS® (NAR) and the National Multifamily Housing Council (NMHC) to establish the Housing Solutions Coalition. Their mission is "to promote workable solutions to the current housing crisis, guided by the belief that every American should have fair access to quality housing that they can afford."

VAMA’s Central Virginia chapter hosted their highly anticipated Maintenance Mania® competition on Wednesday, March 22, 2023 at the Greater Richmond Convention Center. Maintenance Mania® is a national program offered by NAA and presenting sponsor HD Supply, in which maintenance technicians compete against each other in various skill-based games. Roughly 150 members came out to support the 95 competitors as they battled for the winning title of each game. Framing for Aura Stonebridge, a 252-unit Class A community, is now underway, with a scheduled completion date of mid-2024. Across Midlothian Turnpike, the Spring Rock Green shopping center is being demolished to make way for a new mixed-use development. That development's first phase will include 300 apartments, with more in the pipeline.

The site of the former Herico Plaza Shopping Center, just north of Laburnum Ave., is being developed into Springdale Park. The project includes 300 apartments, 165 age-restricted units for 55 and up, and 115 two- and three-bedroom townhomes. The apartments and senior units are scheduled for completion in January 2024. Aqua Vista Apartments, an affordable community recenty acquired by BLVD Group, will soon undergo its first renovation since it was built in 1970. Planned improvements include conversion of buildings' systems from gas to electric power, new roofs, insulation, entry doors and energy-efficient windows.

City Line Apartments was just acquired by Community Preservation Partners for $30.1 million. The 200-unit community, built in 1979, will undergo a $11 million renovation over the next 12 months. Upgrades will include new appliances, vinyl plank flooring, new HVAC systems and more.

Legacy Capital Partners and Fulton Peak Capital have acquired Water's Edge, a 190-unit, 1980s-era community off S. Military Highway. The new owners are planning environmentally-friendly upgrades such as LED lighting, smart thermostats, as well as new showerheads and faucets.

Norfolk City Council approved a rezoning request that would allow for development of 488 apartments at the site of the former DePaul Medical Center. The community, called DePaul Villages, will include 165 studios, 170 one-bedrooms, 112 two-bedrooms and 41 three-bedrooms, and 5,000 square feet of commercial space.

Capital City Real Estate has submitted a proposal for a new multifamily property off Ownby Lane. The proposed project is for a five-story building with 248 one-bedrooms, 64 two-bedrooms and 4 three-bedrooms, plus a 25,000-square-foot rooftop deck and lounge.

Sweetbay Capital purchased Langdon Square, 26 units, and Briskwood Apartments, 16 units, from C and D Associates, LLC. The communities, built in 1985 and 1968, respectively, will undergo interior and exterior renovations.
