Members and staff of the Virginia Apartment Management Association attended NAA’s 2024 Apartmentalize conference in June, bringing back new ideas, industry-specific knowledge, and stories of success. Here are some highlights of how Virginia shines bright on the national stage. 
The U.S. Department of Housing and Urban Development (HUD) recently announced a proposed rule aimed at "Reducing Barriers to HUD-Assisted Housing," signaling potential changes to how housing providers screen applicants with criminal records. 
  
VAMA is now accepting applications for volunteer leadership positions on our 2025 VAMA Committees and Board of Directors.
The latest research from RentCafe found that in 2023, the average size of U.S. apartments increased to 916 square feet, which is 27 square feet larger than the previous year. The growth in apartment size is driven by a higher demand for two- and three-bedroom units, partly due to the need for family space and home offices. The largest apartments are primarily found in the Sun Belt, with Gainesville, Florida, having the largest average size at 1,173 square feet.

Post-pandemic, residents have become increasingly critical, with significant complaints about security, cleanliness, amenities, maintenance, financial clarity, and communication. However, in 2024, there has been a positive trend with more compliments and fewer complaints, especially regarding customer service and communication.

Mission Rock Residential was selected by Hamilton Zane to manage The Kingson, a mid-rise community in Fredericksburg.

Henrico County announced plans in May for developers Spy Rock Real Estate and Crescent Development to transform the blighted 294-unit Glenwood Farms community into "nearly 800" new units. Now, after the purchase of an additional 3-acre parcel, the developers have filed a rezoning request for 950 units. If approved, the mixed-use development would include 555 apartments, 395 townhomes or condos, and standalone retail on a 1.5-acre portion of the land.

After a recent meeting between the Navy, state, and local officials, it was announced that the Navy is hoping to create 8,000 new beds for sailors throughout Hampton Roads. A total of 1,000-1,500 of those beds are planned for the area around the Newport News shipyard, which is part of a plan to revitalize that area and improve quality of life for shipyard employees. There is no timeline yet, but officials hope to have it by this fall.

The 400-unit garden-style community was originally built in 1991 and recently underwent renovations to 139 units, roofs, elevators, and pool area. The community was sold by Croatan Investments/JSB Capital Group to FPA Multifamily.

Plans were filed to turn the Great Hope Baptist Church building in Union Hill into 19 apartments, while keeping the exterior of the building the same. The apartments would fill the basement and first and second floors, while part of the church sanctuary would become a nearly 4,000-square-foot commercial space for resident amenities. The plans are pending review by city planning.
