The interactive Local Housing Policies Dashboard displays summary data of information collected by DHCD about the adoption or amendment of any local policies, ordinances, or processes affecting the development and construction of housing during the preceding fiscal year.
The Hampton Roads chapter of VAMA recently held its third annual Welcome Home Basket drop-off event, supporting Moms on a Mission in helping those experiencing homelessness or transitioning to permanent housing in southeast VA.

Joseph Price from Marina Villa Apartments, managed by CAPREIT, was one of three people nationwide to win the title of Maintenance Legend for the month of August. The Maintenance Legends program, offered by the National Apartment Association in partnership with HD Supply, recognizes three winners each month for their tales of going above and beyond for their rental housing communities. Joseph took home August's prize, sponsored by SmartComfort, of two tickets to see The Eagles play in Las Vegas, a $3,000 travel stipend, and a paid trip to the 2025 Apartmentalize Conference.
Submissions for October's Legends are being accepteed now through October 21st, and voting will run from October 23-31.

Multifamily resident communications have evolved from being purely transactional to a more holistic approach. Marcella Eppsteiner, chief experience officer at Mission Rock Residential, emphasizes that living in a home is an emotional experience, and communication should reflect that. Generational communication trends have shifted, with preferences varying regardless of age, so tailoring communication methods is key. Eppsteiner also stresses the importance of listening and engaging with residents, using feedback to improve their experience.

Bainbridge Midlothian, a brand new 310-unit luxury apartment community, has just opened its doors, offering one-, two-, and three-bedroom floor plans ranging from 697 to 1,546 square feet. The property features modern amenities such as stainless steel appliances, smart thermostats, a saltwater pool, fitness center, and a private walking trail. This is Brainbridge Companies' first community in the Greater Richmond area.

The Breeden Company announced they have started construction on Phase 2 of The Allure at Jefferson Apartments in Fredericksburg. Breeden Construction has been awarded the contract to serve as the general contractor. Phase 2 of the project will add 112 units, and preleasing is expected to start in November 2024.

Richmond City Council has approved a 266-unit apartment development at 2201 McDonough St. in the Swansboro area, aimed at lower-income renters earning up to 60% of the area median income. The project, developed by Elmington, will include three buildings, ranging from three to five stories, with 1.3 parking spaces per unit. While some residents voiced concerns about infrastructure and traffic, pro-housing advocates supported the project due to the city's housing shortage, and Elmington agreed to additional conditions, including adding speed tables, balconies or patios for each unit, and avoiding vinyl materials.

Hamilton Zanze just announced the sale of the 414-until rental property in northeast Virginia Beach. The community, originally built in 1971, underwent significant capital improvements, including roof replacements, exterior painting, and upgrades to apartment homes and common areas, since it was purchased by Hamilton Zanze in 2019.

The long-anticipated Pinnacle on 31st Street is officially open. The Breeden Company was excited to celebrate the grand opening of its newest $66 million luxury multifamily community in the Virginia Beach Oceanfront area last month. Breeden Construction served as general contractor on the project, and The Breeden Company’s Property Management division is managing the property.
